Documents to apply for a new mortgage:

  1. Past two years W-2 forms

  2. Past two years individual tax returns

  3. Paystubs covering the last thirty (30) days of work for wage/salary earners

  4. Two most recent months bank, retirement and brokerage account statements (as applicable)

  5. A signed purchase contract

  6. Copy of unexpired driver's license for your home state 

  7. Condo or Homeowners Association contact info (if applicable)

  8. Realtor contact information (if applicable) 

Additional documents for refinance loan applicants:

   9. A copy of the deed

   10. Most recent property tax bill

Additional documents for VA loan applicants:

   11. DD Form 214 (Long Form)

If you are divorced we will need:

   12. A fully executed divorce decree 

If you are self employed, paid by commission or own rental real estate:

   13. Past two (2) years signed individual and business tax returns - including all 1099's, K-1's and all other tax forms and schedules that's apart of your return.

   14. If self-employed through a corporation, last two years corporate returns as well as a year-to-date profit and loss statement and balance sheet.

 

Mortgage loan programs differ in regards to the terms, conditions and lender guidelines for each loan option selected. Further, considering the uniqueness of a client's situation, then more documents maybe required in addition to the above checklist. Upon completing a mortgage loan application, our clients are also given a loan estimate that summarizes their estimated closing cost, a home loan toolkit booklet that goes over the home buying process, and an "intent to proceed" disclosure form before a loan file is submitted for underwriting.
